I looked all over the city of Dublin, Pleasanton and San Ramon for the right apartment complex to rent from. I found it here at waterford place, the location was perfect, amenities just what I needed and the deciding factor was the staff. Mia did a great job of explaining everything the complex had to offer, her customer service and timely responses to any questions I had were absolutely amazing. Thank you for making this potentially stressful decision a very easy one!

I have nothing but positive things to say about my experience at Waterford Place. I have recently moved in and everything has been great. The staff has been super nice, especially Mia. One thing that really impressed me about her while she was originally showing me the place is she knew the residents she saw during the tour by name. And you could tell they were happy to see her which told me a lot about how they felt about the staff. The grounds are beautiful. Everyone I have met thus far as far as neighbors, etc have been all very nice. I have a dog and have met a lot of dog walkers since I have been there. There is a beautiful 40 acre park across the street that I take my dog to everyday. Also, Waterford Place provides bags for pet waste which is a really nice perk. There is a Safeway and other shops within walking distance from the apartment which is very convenient. The view I have from my apartment is amazing. I am on the 4th floor and have the most beautiful sunsets to see every night from my balcony. I highly recommend Waterford Place. I was worried about coming from a townhome to an apartment as I did not have any close neighbors at my townhome, but i have not had one issue with noise or anything. I know someone lives next to me, but at times I think i don't even have a neighbor because I never hear them. It has been a huge relief to not have any noise issues with neighbors. If you want a great apartment complex to live at, I highly recommend Waterford Place.

My boyfriend & I have lived here for a year & a half now & I haven't had any negative encounters yet. The staff are ALL wonderful. Not just the office staff, EVERYBODY. I don't know if I just have quiet neighbors or what, but I don't hear anybody else. I may hear a washer or dishwasher start, but I don't hear it like I'm sitting next to it. I suppose it depends on the unit you get, but the cabinet space isn't quite sufficient & I wish I had a bigger fridge/freezer. My bathroom is also amazingly big, with cabinets for towels & junk. They're very swift if you're having a problem, like with the garbage disposal, smoke detectors, or even if they're doing their safety inspections. Some nice perks that this complex has is a nice movie theater[to rent](with a cute little popcorn machine), a pool & jacuzzi with barbecues nearby(first-come-first-serve), a clubhouse(to rent), free yoga classes, gym, an office with 2 computers & printers, continental breakfasts once a month, cooking classes once a month, & elevators. On the outside of the complex you have an entire shopping center at your disposal: nail place, hair salon, optometrist office, dry cleaners, pet store, grocery store, plenty of food, etc. There's also a nice big park across the street that has their seasonal Farmers Market. At Xmas time there's a tree lot across the way from the shopping center. In addition to this shopping center, there's another shopping center(Best Buy, movie theater, Barnes&Noble, etc) just about 4 blocks away. The exit/entrance to the freeway is also awesomely close. The animal shelter & SPCA is on the other side of the park. This seriously is the greatest location you could ever live in & the rent is worth it.

My husband and I have lived at Waterford Place for 1 year next month. If not for tax implications, we would definitely renew our lease. We love the convenience of the Emerald Glen Park/Farmers Market, the Shops at Waterford including Safeway, many restraurants, Peets Coffee, bank, pet store, etc. The easy access to the freeway, BART, and public transportation. While being spoiled with all of the amenities, we kept that in mind while searching for a place to buy. If Waterford Place were condos for sale, we would have definitely bought here. The management staff are always friendly and helpful as well as the maintenance personnel. We are sad to be moving out in the next few weeks and will surely miss the ideal location that we called home.

I have lived here for over 3 years and i love this place! Safeway is close Coco Cabana has great food buffalo wild wings is just down the street if you want to catch a game and get a drink. The staff has always been really nice. I have lived in three different apartments there and all have been above and beyond nice! If your looking at moving into Dublin do your self a favor and check them out.

With my former job, I traveled and was relocated often, living in many different apartment complexes across the country. Of all the places, I have to say overall hands down Waterford is the best place I have lived. I love living in Waterford for the following reasons listed below. 1. Location: next to a great park where I can walk my dog, attached to shops Safeway, Restaurants, Pete's coffee, Baha Fresh, bank, hair salon. It is great to be able to walk down a flight of stairs, grab a bite to eat and a drink or few :) and not have to worry about driving home. Safeway - so close any ingredients forgotten for dinner or a midnight craving is all attached to the building. 2. The apartment complex and amenities. The floor plan I live in is spacious two bedrooms (fresh ford I think) very large patio, and very open and bright. The gym, pool, movie room and club house are all great. In addition the building and residents are quiet. 3. Parking is amazing and wonderfully structured. The building surrounds the gated parking garage, making it easy to park and get into your apartment. In two and a half years of living here never once have I had an issue finding parking. 4. The people who live here all seem friendly and well put together, I feel completely safe with all residents and their guests. The apt has community events and the few times I have attended I enjoyed people who live here. 5. Staff: although I do not spend lots of time with the office these people are on top of their game. Staff is extremely friendly and professional. Maintenance staff also is top notch, if something is broken or needs to be replaced, they immediately respond and address the issue. In the almost three years I have been there all the staff is the same as when I moved in and you can tell they take great pride in the building and residents. 6. Being an avid golfer the location is centrally located close to some great courses. Dublin Ranch is less than 3 miles away, Las Positas, Wente, Poppy Hills, Callippi, The Bridges, Sunol, are all public courses whithin 15 miles. If you can spring for the Country Club life Castlewood and Ruby Hill are very short distance away.

I read multiple reviews of several apartment listings on Apartment ratings before conducting my search. Relocating from SoCal to NorCal for my job, I had less than 2 weeks to get situated so I had no time to mess around. Plus I'm super picky which doesn't help things. :-) At any rate, that was two (2) years ago, and I can't say enough positive things about Waterford Place. I LOVE my apartment with its HUGE balcony (can I even call it a balcony??!), and the grounds are - for the most part- well-maintained. The only complaint I have in this regard is some tenants lack an overall concern for the property by disposing of trash in odd corners. I can't fault the property management staff - as this is a human decency and respect issue. You either have it or you don't. And some people just don't. But management does a good job with the upkeep. Again, I would only wish that they steam powered the walk-ways. But that's small potatoes. They just re-painted the building, the grounds are well-maintained. As for noise - I guess it is all about location, location, location. Where I live - for example - the area is quiet and my neighbors are polite and well-mannered. I don't live near the pool or BBQ area so maybe that's the difference. Other than that, occasionally, I can hear my neighbor's washer/dryer going. That's it. As to the management staff themselves, like I said - I'm picky AND demanding. I have high standards. My previous experience with corporate property management teams has never been very favorable and prior to this move, I've leased property through private landlords for over 15 years. So, of course I was nervous. Well, I was worried for no reason. The management/leasing staff has been AMAZING - Todd, Matt, Mia - for the ENTIRE 2 years I've been living at Waterford. They, and the maintenance staff, are super friendly, warm, welcoming and amenable. I've had some minor issues, but all got resolved in a timely manner. So no complaints there. In reading some of the posts around "crime," I'm only aware of one break-in (car) and management distributed flyers throughout the entire community to make everyone aware and alert to the incident. Other than that, I think this apartment complex, and Dublin in general, is one of the safest communities. I'm a single female so safety is important. :-) I've always felt safe - and this means coming home from work frequently after 10-11pm. Again, no issues. I would 1000% recommend Waterford Place. The only reason I'm not renewing my lease is due to a job relocation out of state. Otherwise, I'd still be here for 2014.

I have enjoyed living here for almost 3 years. I chose Waterford for the walking convenience to 580, restaurants and Safeway. The complex is gated with great amenities. I have used the gym, pool, hot tub, and clubhouse. All outstandingly clean. The staff is incredibly warm, friendly and helpful. I have never needed any repairs, but the maintenance staff changes the light bulbs when they burn out! The office team is fantastic! I belong to a few wine clubs and have deliveries often. They take care of everything. Parking is sufficient. However, when parking, I would watch out for the support structure poles. If I did not purchase a home I would have definitely stayed.

When moving from Los Angeles up to the San Fran area I had a week to find a place and move between transferring jobs from Danger Close (now DICE LA) to Maxis. A lot of searching online revealed no real suitable places to live without knowing the area so I asked my soon to be work mates for suggestions of areas to live and it ranged from Alameda through to Livermore. In the end I went with neither but Livermore was a good starting point because within minutes I found a place called Dublin (no not the one in Ireland) which is surrounded by hills but close by freeway access into Emeryville and San Francisco via a ~45 minute drive. I could go by the nearby BART connection but I think I'll stick to the car. Waterford Place is above and next to shopping including take away options and a Safeway (yes the same company Morrisons bought out in the UK for my fellow Brits reference) and a short drive to Target. The complex surrounds its own gated multistory car park which lets you park on the floor you live on which helps when you are carrying shopping and has more than enough room for residents and guest cars. There is a large park which has a weekly farmers market going on, skate park, basketball court and splash pad across the road. A pool in the complex and a kitted out gym (which I really need to use but never get around to it :)) I have only really dealt with Mia from the leasing office but she is one of the most helpful and friendly people you can hope to have in the office. As I was moving from LA and had no chance to visit Dublin before the move everything was handled on email and phone with Mia who sent photos and details of apartments and let me reserve an apartment before moving up there and taking a look around before signing the contract. There was no pressure selling and they provided information about the surrounding area before committing to even paying a deposit. The office team aren't like some leasing office staff at other complexes who are all happy and friendly until you sign the contract and then you have trouble getting a reply from them there on, the team here at Waterford Place has always been courteous and helpful.

I have been living at Waterford place since August of 2012 and just renewed my lease for the next year. I can not say enough good things about property and management. And my experience started not since time I moved in but also before even I moved here. I was moving from East Coast with my husband and 2 children. I hope you can imagine how stressful it can be, and on top of all the stress our flight had changed and we had delay. I got a call from our car shipper and he told me someone has to accept our car. I have no close friends or family in CA, so I had no other choice but to call to leasing office. I spoke with property manager Kristin and she immediately offered to help me! She accepted car for us! In the airport I got a call from mattress delivers, and they also had to leave mattresses for us, again I had to call for help to office and Kristin was not even a bit frustrated , I could hear her kind tone of voice and she let the them deliver mattresses to our apartment. I can not describe how much I appreciated her help and was in tears! Before moving to this wonderful property I made a trip to Dublin, checked all apartments around. I still remember manager at one of them, she spoke to me for almost an hour, she said she will follow up with me on one particular unit we were interested in, she made so many promises, and when I call her back in a few days to see what is available not only she could not remember me, she could not even find notes she made and was not even half of nice how she was when I saw her first time.. Yes, apartment is important, location is important. But management is even more important! Because you will have to deal with them while you leaving here. So we made our choice! We got beautiful apartment, if we have any small issue maintenance is always here to help! The whole personnel is so friendly! We have the best location, shopping center attached to us, beautiful park across the street! Highway here to commute to SF, BART close by, buses to take you to BART across the street! Every month we have delicious breakfast at community, where we get to know our friendly neighbors :) Nice clean pool ! And if you go to office Kristin and her staff always make you feel welcome and will take care of your needs happily and with professionalism! And one more thing :) My sister is moving here with her family, and guess where we leased her apartment? Yes, at Waterford, at place we can call home sweet home!

I have been living here for almost a year and everything is just fantastic. First of all, the location is perfect, it is close to whatever I need within 5-10 mins drive. (free way, supermarket, park, theater....) It even makes me lazy not like to go too far away from home. And the interior is new and refined. I have been to my friends' apartments in Pleasanton, but they all look slightly aged and even smelly. Waterford, I believe, may have the best inside design, gym, pool, hot tub all over P-town and Dublin. And I have to mention the management people here, Todd, a super nice guy, Mia and Amber, both very sweet and kind, I just enjoy having them serving my community. So, in general, living here in Waterford is like you stay in a 5-star resort everyday, it is a little costly but it is 100% worth it.

I have lived at Waterford Place one year. Office staff is amazing and their isnt a high turn over in personnel, they know me by name and my dogs too.They are very nice, personable, and if there was ever an issue, or need from me they took care of it. Maintenance is great, when my microwave wasn't working, or I had a problem with the garbage disposal it was taken care of immediately. What I especially love are the amenities. I feel like I am at a resort when laying by the pool or in the huge spa, and I have enjoyed reading a book while sitting in the cabana area or the other grasses courtyards.I also like how the pool is not a chlorinated pool but a saline pool. (my favorite courtyard is the large courtyard with the boulder pond water feature and out door plush seating) Being so close to restaurants, the grocery store, and a few bars has made me feel as if I was living back in SF..... and walking everywhere. It is also not that far from my favorite date night hangout, the movie theater. My fur kids, aka the dogs love to hangout at the park across the street. On Thursday nights in the spring/summer the Farmers Market is held there, Movie nights, and concerts in the park. It just lovely. Overall I love this place and I recomend this to anyone looking for a place to live in Dublin.

We have lived in Waterford for a while, it's been the best place to live in! " I could live here forever". The management people are amazing; Kristen, is the best manager that this property has ever had. Amber is great. Mia is always smiling and is very helpful. Todd is a very cool guy always addressing the problems if you ever have any. The maintenance crew is great, if you ever have anything to get fixed they get it done as soon as possible and with the best attitude ever. Jose, Antonia, Hector, and Roberto are an amazing crew. The grounds are always clean and well kept, the units are amazingly taken care of. The property has a pool, gym, theater room, and the garage is huge," you will always find a parking space." We have the shops right next to us, with in walking distance. There is Safeway, Peet's Coffee, Armadillo Willy's, Amici's Pizza, Mad Fish, etc. I would always be happy to recommend this place, to friends and people in general. This place is awesome, not planning to move away anytime soon!!

We have enjoyed living at Waterford for the past seven years. We have never had any issues with mice or bugs of any kind. This complex is conveniently located to stores, restaurants, hair and nail salons, the freeway, and other shopping areas. The staff is always professional and ready to help with any issue that may arise. We are going to miss everyone here!

Todd from the leasing office was very helpful from the apt complex tour to the application process and up through our move-in date! We've been living here for 2 months now, and I love it here! Its clean, safe and the parking is great! The parking structure is big enough to hold 2-3 cars and your guests. The grocery store, bank and restaurants are just a few steps sway! Bart is 5 mins away Every Thurs you can find Dublin Farmers Market at Emerald Park which is only across the street. You can't go wrong if you choose Waterford Place for your new home!

My boyfriend and I have been searching for apartments in the inland East Bay for months on end. We've looked up and down the East Bay and nothing really fits our fancy. We live(d) in the South Bay so we're sort of jaded when I comes to what's good amenities and what a good deal is. Clearly, living in the South Bay was not a good deal any longer! We were going between this place and Archstone Hacienda (Pleasanton, CA). We visited Waterford Place first just to make sure we checked out everything in the area. Our initial first impressions of this place and why it deserves a 4-star rating: - Very well maintained for a property built in 2002 - The current management group has been with the property since 2010 so any reviews older than that point may be negative but that's not their fault. - Quiet area and doesn't seem like there's any shady characters - Next to a big park with families and children playing in the distance - Nice clubhouse, movie theater room, 24/7 gym and year-round heated pool and hot tub - Plenty of open parking (huge plus!) for our two cars without monthly parking fees - Apartments are adjacent (close walking distance) to a 24/7 Safeway and food plaza - W/D in each apartment but they're not brand new nor are they energy-efficient. Oh well, at least you have one in the home. - Very nice staff (Mia was very helpful!) - It's nice to know that the maintenance manager has been with the property since it was built which means that the person takes pride in their work and upkeeps well - Allows a 2-week flexible move in-date (most places only allow a 1-week flexible move in-date) - Gives you the choice between 6-12 month leases without rent increase pending on how long you sign your lease for We completed a tour and found that the offerings and sizing of apartments were to our liking. We were surprised that the apartments are so well maintained. There wasn't any strange/nasty smells, the walls had paint and the carpets were clean from what I could tell. The natural lighting in the open apartment that we toured was nice and relaxing. Why I deducted 1-star: - Pet deposit was listed at $800 (No, that's not a typo) plus a pet rent of $50. I was very put off by this as they were asking only $300 for a "human" rent deposit. Mia was nice enough to lower the pet deposit to $400 but even at that, the $300 "human" deposit plus two application fees still don't equal up to the pet deposit. I personally think this is ridiculous to charge that much for a 10 lbs, non-shed, quiet, housebroken little dog. I would've been glad to go through a pet screening process just to prove that I'm a responsible pet owner who keeps my pet in line and respectable of community living (we pick up poo!) - They require a first month's rent up front on move-in even if you move in on a partial month. That means that you must pay your full rent the first month then your second month will be the rightful prorated amount. I've never experienced a complex that does this and it makes it kind of difficult to fork out that much money in a month if your move in-dates are not close by. - No bus/transit lines to BART nearby... This isn't a huge problem but it's a minor note to remember if you are commuting to the East Bay or City. Mia showed us all of our 1-bedroom options and availability. Not once did I feel like I was being pressured into one type of apartment style and she was happy to answer our questions. My bf and I ended up getting a top 4th floor corner apartment. We've always lived in the in-between floors and experienced loud/inconsiderate neighbors. Mia re-assured us that they take noise complains very seriously. Judging from these reviews, it looks like residents here also feel the same. The apartment we chose fits our budget and our expectations quite nicely. We're very glad that we got out of Archstone as quick as we did. There was a huge vacancy rate there and some of their information misaligned with what we were told the last time we visited. Waterford Place is definitely a good choice for those of us who are looking to save money but still enjoy luxurious amenities! We're pleased with the service we received and can't wait to move into our new place!

This review is for my visit to tour the place and receive information regarding the floor plans. Last Sunday, my friend, fiance, and I came here (without an appointment) to check out the place. We were immediately greeted by Matt, who off the bat had a great attitude and willingness to help us out. Immediately we were attracted to the location of the complex and how proffessional and modern it looked. Parking at the leasing office was easy, and the office was centrally located. When Matt introducted himself, he too was very proffessional, kind, and accomodating. We told him what we were looking for and he immediately jumped into what was available and ready to provide any information we wanted. We went over floor plans, date availability, and costs, as well as additional charges. The biggest plus was that our dog could live with us. Granted, for specific breeds there are restrictions, but they make this kind and clear from the get go. As soon as you know it, we were taken on a tour of the facility. PROS: -theatre room (with a collection of movies taht you can watch in the theatre at first come fist serve basis, or by reservation, and that you can rent for free and take to your apt) -club house, access for all and for reservations -pools and spas (cabana style lounge spot by the pool) and bbq area (looks very clean and nice too!) - dog friendly -cooking classes -yoga classes -business center -conference room -elevators -immediate and very convenient access to safeway and local shops (Pet food express, peet's coffee, sushi, AAA, to name a few) in the waterford shopping complex (I'm talking elevator access to elevator where you can even take the carts up to your place, and return the carts at the designated elevator level you are on, and safeway will take care of bringing them back to the store) -easy access to the freeway yet far enough to have peace and quite and privacy. - a park right across the street from the complex with severalamenitiesthemselves as well as farmer's market (and we were told a soon to be live music in the park for the summer) - Available parking (which comes in handywith three people with each of their own cars for us) - we're told the front office will hold packages for you if you are not home and a delivery is attempted (very nice, as I use amazon a lot and have had theft issues at my current residence) -Beautiful Plan F floor plan with lots of space (even for 3 people). We chose to rent/apply for the one with 9' ceilings! - They allow you to mount TV's on the walls - They have an option to have a painted accented wall in one or all rooms (bedroom, living space). -They even allow for satelit, but are hard wired forcomcast (justnothing should be attached to the actual building) -As for the room size, its a nice size for a couple extra person and a dog. Patio area is large with a storage closet. - master was a very nice size (you can fit a queen or even a king), a dresser and two nightlamp/side tables. (we were estimating our furniture and its size). The master even has a door that opens up to the patio. -The master abthroom has double vanity sink and walk in closet and big shower /soak tub and of coursetoilet. hehe! -Kitchen could be bigger, but its do-able andhas a dishwasher. -There is also a washer and dyer and central air and heat -The second bedroom is also a big enough size to fit a full bed, dresser, and vanity, and has a very large closet. The second bedroom has its own bathroom with a soak tub shower extra cabinet room, and ltos of counter space. I cant' think of a more amazing place I would want to live. Matt answered all of my bajillion questions with eagerness to help and was as polite as can be. He made me, my friend, and my fiance feel like we were being payed attention to and welcome, even just as guests touring the complx. That mean and says a lot about their staff. After turing the amenities and the floorplan, we sat down with him once more to go over the details and steps to renting. He was very helpful and offered his availability if we had any more questions, etc. I followed up with him the next day (today) to make a deposit and fill out the appropriate applications and send in required paperwork. He was again very pleased to be of assistance. Now I just hope we pass the application phase and get to be a part of this phenominal community!

it was a great experience. I was in there for 5 months and the only reason why i left is because i ended up buying a house. Kristen is a great manager and mia was a great help as well. I lived in a one of their biggest 1 bedrooms and it was very spacious. Never had any issues with noise, theft, or neighbors. It was quiet and very convenient to all the restaurants and stores. Farmers market across the street every thursday was great as well. I would highly reccommend this place and hope you enjoy it as much as i did

We've lived her now for almost 8 months and we absolutely love it here! This is the best place we've ever lived and the staff is pretty amazing! Both Mia and Todd are extremely attentive to all our needs, and Kristen must be proud of her wonderful team. The maintenance staff is phenomenal and friendly... never a mean face - always a smile... even on the weekends! And... the amenities, and the courtyard next door with the 24 hour Safeway (you can bring carts right up to your apartment door) and all the restaurants! Wonderful! Wonderful! Wonderful! Peaceful! Smoke-free! Very little noise! Comfort! Luxury! (I should be their spokesperson, cause I love it here!)

My wife and I moved from Boston and needed to find a place to live near my job in the East Bay. Waterford ended up being a great choice. We lived there for 9 months and the only reason we moved out was because we moved out of the area again. First, a couple downsides... - some of the things in the kitchen were pretty small like the cupboards and especially the sink - the windows were pretty thin. I always thought we left a window open because it felt a little drafty But overall we have many more positive things to say... - Great staff in the front office (especially Mia and Todd). Everyone was always super friendly and helpful - Quick responses for maintenance requests. We had a leaky sink and they came and fixed it right away - They allow pets - They have free movie rentals in the front office - Free yoga classes - Tons of closet space - There's a nice gym with all the equipment you'd ever need - Free cooking class once per month (so fun!) - Convenient location right above a Safeway, sushi restaurant, pet store, etc - Farmers market during the summers at the park across the street If we were staying in the East Bay we would have definitely renewed our lease.

FINALLY! An apartment complex that is the whole package! We had previously been at Ballena Village apartments in Alameda, CA and left there having had a not-so-great experience. In comparison to Ballena Village Apartments where I was living for 4 years, Waterford Place Apartments trumps their every aspect. To begin, when we called for an appointment, Mia was extremely helpful on the phone. She answered my questions, and explained everything that they required to move in. It was SO nice to have a cheerful, energetic representative on the other end of the line. We booked an appointment to view some apartments later that weekend. Mia walked us through several apartments that were suitable for our budget and allowed our dog. Right off the bat you can tell that Waterford Place is staffed with people who care about their job. The premises is clean, the landscape is maintained very well, there are several activities and things to do within the community, and people just seem very pleased to be living there/working there. Our walkthrough was very informative, and we didn't feel pushed into obligating to any contracts. Mia gave us all the information we needed and gave us room to discuss before we committed to anything. It's been a few months now since our move-in (top floor, two bed/two bath apartment), and we are finally settled in and loving it! We have had no noise issues from neighbors or anything like that (it pays to spend a little extra to have a top floor apartment.) We have LOVED being able to have a small grill outside to cook our own meals and hang out in the sun. The apartment itself is beautiful, clean, and well taken care of. Everything has been really, really good. It is lovely living near Emerald Glen Park which is full of things to do! Plenty of room to run around with the dog, hang out with family/friends/kids, and there is also a Farmers Market there! We haven't yet taken their cooking class or yoga, but I plan to soon. They have a 24-hour gym which is convenient. The gym is really nice and has plenty of equipment to choose from as well as free weights. The pool/spa are large and there is plenty of space to lay out and soak up the sun. It's also awesome to be able to go grocery shopping at the Safeway downstairs and just roll your grocery cart (or buggy! ;] ) up to your apartment and return it (you don't have to take them back to Safeway yourself) once it's unloaded. Although we may not have been here too long yet, it doesn't take much to know and trust that Waterford Place Apartments are likely the best units in Dublin area to live in and are well worth the price of rent. The customer service is outstanding, and we certainly feel well cared for here. Your dog will appreciate being included as part of your family here as well! :)

My wife and I lived here for 3 years. I feel it's important to qualify this review in this way because I think reviewing an apartment complex after just 'visiting' it once is inane and unhelpful. That being said, in the wide world of corporate-owned apartment complexes, this place is well above average. So let's go down the list: Interior: Good. The place was kept up fairly well, and it was certainly very clean we we moved in. I really loved having a gas dryer and a gas stove/range. Though I wish the Cat5 cabling was terminated in the closet in a more accessible/robust way. The sinks need to be deeper, and there needs to be more than one cabinet suitable for pots/pans. Exterior: The grounds were generally well-kept. Unfortunately there were a lot of people who didn't clean up after their dogs. And very often the pick-up bags were not available in the receptacles. When you're paying $50 a month simply for the privilege of having a small dog, I would hope that this money would be more than enough to hire someone to religiously clean up the common grass areas for stray poop. Location: Probably about as good of a location as you can get. Emerald Glen park right behind you, Safeway shopping center beside you, and about 30 seconds drive from the freeway entrance. Management: Everyone I interacted with was very kind. Kristin, the community manager, especially so. She always had a smile on her face and seemed like she genuinely likes her job and cares about the community. Maintenance: While maintenance requests were generally responded to quickly, the work was often performed somewhat poorly. The quality of work would suffer in exchange for quick response times. I had to personally complete the fixing job on more than one occasion. Plus, when the garbage disposal wasn't working from the moment we moved in, we were told to basically not put anything in it. Apparently carrots are 'too hard' for the disposal. And the reason our bathroom sink would slow down and clog constantly was because we were using bar soap. Really? Okay. Parking: I lived on the first floor. So generally I like to park on the first floor. But since the parking is completely open and not assigned, we had lots and lots of non-1st-floor people parking there. So if you came home late, you had to park on the second floor then walk down to the 1st floor, just because higher up people didn't want to have to spend time driving around the parking garage. It got very annoying with a baby in tow. Also, people are very inconsiderate when it comes to parking nicely between the lines. I feel like I'm the only person in the world that makes sure they're parked correctly before leaving my car. It's just common courtesy. Noise: Fairly quiet. However there are a decent number of families with children living there, so you'll hear screaming children in the courtyard from time to time. Thankfully our upstairs neighbor is fairly quiet, but if noisy people with small children lived above, I'd be hating my life. Gym: Decent. Lots to be desired when it comes to weight machines, but cardio machines are fine. This gym is very busy, in my opinion. 9pm on a weeknight and there will be 6 or more people in there. I call that very busy. Pool: Very beautiful and well kept. I rarely used it, but it was always in great shape. Misc amenities: They have weekly cooking classes, DVD rental, movie room, yoga classes, lots of community events, etc. The best place I've ever lived in this regard. Price: Our rent went up every year. Usually when housing prices go up, rents go down. I guess I was wrong. At least you can pay rent online. And I'm still not sure about the concept of 'pet rent'. We paid about $3,000 in pet rent over three years. Honestly I have no clue what that money went to, because our pets didn't tear up our unit at all, and even if they did, it would be a far far cry from $3,000 worth of damage. I hate the concept of pet rent. I think it's a good place to live, and compared to similar properties, I don't think you can get any better in the area. That being said, it's still a corporate apartment complex, and there are certain things you'll have to get used to, living in that type of place.

This is by far the best place in the central valley. I got a stunning place here. Great view, top floor, easy access to shopping center. Thanks to Mia who was very helpful in showing me the place. I would highly recommend Waterford to anyone looking for a place. No negatives. This place is as perfect as it gets. Excellent management as well. Very happy to be here.

I've been here close to 1 month and I can't hear anyone. Parking is just fine. The gym is nice and being right by Safeway and Buffalo Wild Wings is awesome. The inside of my place is top notch and very nice! If you are looking for a place in Dublin defiantly check them out.

I've lived in Waterford Place for just under 2 years, it has changed management, but the quality of the grounds and service has only improved. The place is kept clean, the pool area is always nice, the garage has plenty of parking and you're close to everything!

Todd from the leasing office was very helpful from the apt complex tour to the application process and up through our move-in date! We've been living here for 2 months now, and I love it here! Its clean, safe and the parking is great! The parking structure is big enough to hold 2-3 cars and your guests. The grocery store, bank and restaurants are just a few steps sway! Bart is 5 mins away Every Thurs you can find Dublin Farmers Market at Emerald Park which is only across the street. You can't go wrong if you choose Waterford Place for your new home!

I can't say enough about how wonderful our experience has been here. We moved to Waterford in January of this year and our apartment is wonderful and the office personnel are the best and understand of our needs. When we have needed maintenance, we never waited more than a couple of hours. We have great parking on the 4th floor of the garage for our 3 cars. No parking charge like other places. We are retired seniors and this place has elevators too. You can't go wrong if you choose Waterford Place for your new home!

We have lived at Waterford Apartments for 4.5 years. We have never had a problem with neighbors, noise, or having repairs done in a timely manner. The maintenance personnel have always been courteous and clean up any mess they have made.

Great place to live, great upkeep and stylish. Nice clubhouse pool, fitness center and jacuzzi. Security is good; being close to shopping and the park is great. Easy on and off access to 580 and 680.
